Your long-term (3 years) assumptions are very optimistic. Lightly optioned M3s in general aren't likely to hold value particularly well, compared to well optioned versions. I think the F80 in general holds decent value, but using it as a long-term investment may not be wise. You know your finances better than me, so do what works for you, but 3 years is a long time in the auto buying world. I basically flipped a car in my last year of med school, but this was a Hyundai and I had it like 8 months.
Also, I would wonder the same as above about Houston area cars right now.
