If it was me I would look at the total payments made over the lease term. You choose before or after tax, but I'll use before tax numbers on options 1 and 3.
24 months $22,080
36 months $26,272
So you can drive the car an extra year for another $4192. Your residual will also obviously be lower as well, if that matters for you. I'm not a leasing expert by any means and I'm not considering money factor, but this seems like a pretty good deal to me.
