ED does not ALWAYS require a deposit, as I have not put one on my ED scheduled for June. I'll admit I am in the minority, however I am a repeat buyer with a spec that would be very easy to sell, in a state where keeping a deposit is very difficult. That said, I'd agree with your premise that most will likely require one.
