Weird noise coming from wheels

Hey guys,

So I've been battling this for a while.

It sounds like a creaking rubbery noise, and I can't seem to figure out what it is.

They are BC Forged 3 PC rims and the noise is coming from the front wheels. It is an intermittent noise that sometimes sticks for hours and sometimes it does not do it for hours.

My F82 is on Air Ride 3P

Things I have tried:

- bought new front tires
- new front pads and rotors
- re-torqued wheels
- check to see if anything is rubbing

The one thing that is bothering me the most is that I tried my OEM rims and tires and the noise wasn't there.

Here is a link to a video that I recorded of the noise: https://streamable.com/fkp5wu

All help is greatly appreciated
