Very impressed! Nice place, I love those huge windows. Here I am stuck spending way too much renting an apartment with a tiny parking spot in the Bay Area. One day I will move, one day!

They've been working on the siding since yesterday. Looks like it will be finished by this weekend. We will be painting the exterior Tree Branch, Antler Velvet and Creamy. Attached is a sample of the paint scheme.
I can't speak about other parts of the country but I can say that Portland and the surrounding communities are skyrocketing in price for homes and rent. I've seen that Portland itself has about 30+ day housing inventory currently so really tight market. We sold our previous home in May 2016 in less then 8 hours. We received an offer we couldn't say no to. Buyer was putting down 30% so definitely a secure buyer. |

Housewrap almost always goes on before the windows go in unless they're flashing the windows twice.
What type of rainscreen behind the siding? Did they use use a wrap product (i. e. Homeslicker) or 1x4 vertical strapping? How thick is the exterior foam insulation? Your in climate zone 4. Are they using batt-type insulation, spray foam, or a fill (i. e. dense pack cellulose)? Did they install a ERV or HRV? I'm curious to see how these guys are building in the NW.

I am wondering how you did that as the BMW has no wood/nails/hardware of any type nor is it equipped to really aid you in any way.

What part of Portland is this? I have some homes up there - love the area and still visit quite often with friends that have moved there.
Never mind - just read the thread! I love the SE and NW portions of Portland. I think for those of you who don't travel there it's hard to understand. I have two homes there for the price of one condo here in CA. And rental income is higher on the OR homes so hard to argue with that. Each year we attend the Street of Dreams to get ideas on house building. But I do know over there people don't like CA people too much for moving over there and buying up their homes. haha

Just put sprayfoam around windows and up to 1 feet above the grade all around. Keeps pests out, especially if u mix it with steel wool. If u can upgrade, put 2in closed cell on inside or 3in if u have 2x6 frame.

1. We were charged an additional fee because we had so many outlets in the house that they needed a 2nd electrical panel. I also paid to have a 30/50 AMP Circuit installed. I'm thinking in 2021 when the M4 will be all electric, all I need will be the charging unit and I'll be ready to go.
2. The wife is designing our entire home. She said I can design out the garage once we move in. Score! SwissTrax for sure! 3. I paid extra for a floor plug directly in the center of our living room. It's going to be super convenient to run lamps and stuff from that outlet and have the couch or end tables hide everything. 4. F32Fleet: Photo of how the siding looks installed. 5. For everyone thinking about moving to Oregon, thats what the weather is like about 7-10 months out of the year. Gloomy. |

I like the layout, looks great.
Few other things: u probably already have on ur list - Prep for solar by running a conduit to the attic from the electric panel while walls are still open - Take pics of the walls before putting insulation and after insulation in event u want to make changes later - Add backing at window height, for hanging paintings - add outlet in sofit for lights - put a sink in garage My foundation estimate came in at 48k including material, framing labor is 38k not including cost of wood. |

ERV/HRV: These are mechanical ventilation systems that circulate filtered outside air and expel stale interior air. They're used in tight houses and they're balanced so air-in equals air-out. Both temper incoming air but a ERV also transfers some moisture. Many locals require some sort of ventilation whether it's a dedicated system or some sort of exhaust-only/supply-only tied into the HVAC. Good luck with your build!
