Finally got the garage dialed in.

The Liftmaster 8500 jackshaft garage door openers are awesome, really open up the garage from having anything hanging and intrusive

Flooring is an epoxy base, with full broadcast of "Lanai Gray" chips and a polyaspartic clear coat on top.

Finally got time to clean my mess up a bit (piled up junk on work surface was temporary - please ignore!) - also built an IPE door to the motorcycle access door - before and after pics below (material left over from the IPE decks!) - had a separate thread with pics here (apologies for duplication):

My drive-in basement. There's a 10ft door behind the car in this photo that leads to my "normal" 3 car garage. We just moved in last fall, so that one is still a work in progress.

So many beautiful garages, so many ideas for my next house. I feel like I have a small garage but it does fit the wife's 435i GC and my M4, so I can't complain. I live in the heart of central Houston so not enough space horizontally but more vertically.

I'm looking to get a detached 1 car garage built on my property, and I'll gladly had over the attached 2 car garage to the wife (1 bay is filled with kid's crap). So this one will be all mine. I would like to be able to wash my car in the garage during the winter. I'm in the Philly area, so it does get below freezing. Does anyone have drains built into their garages for something like this, or have hot water running into their garages? Just curious as to what others have done.

I love this thread... almost as much as the dogs & M//'s

My contribution; spent the entire weekend working on it. Just need to decide between polyaspartic coating and garage tiles.

ps. if anyone lives in a winter climate where they gravel the roads and have garage tiles i'm all ears.

When we moved in 6 mths ago:

Are those checker pattern (in the pictures above) just graphics or etches? How do you clean when you get oil into those groves?

those are race deck free flow tiles. As for cleaning I'll let someone who owns them chime in.

The free flow tiles have gaps (which creates the checker pattern). This lets dirt & water to fall through the tiles to the floor, keeping the walking surface dry & mostly clean.

Twice a year I unsnap large sections of the tiles, drag them into the driveway, and do a full vacuum and mop of the floor itself.

Super easy. I've had mine for almost 4 years and they still look new.
